Why More Inventory Is Creating More Opportunity for Buyers

Over the past several months, one trend has remained consistent in the Nanaimo real estate market: inventory keeps rising. Yet what makes this market fascinating is that buyers have not disappeared. In fact, they are becoming more strategic, more selective, and in many cases more aggressive when they find the right property.

Between May 24th and May 31st, Nanaimo reached 913 active listings, another increase from the previous week. This growing inventory is creating more choices than buyers have seen in years, but it is also creating a market where pricing strategy has become more important than ever.

This week alone, 100 new listings entered the market, including 53 single-family homes, 12 condos, 27 townhomes, 6 mobile homes, and 2 land listings. The variety of housing options continues to expand, giving buyers greater flexibility across every price point.

Despite increased inventory, buyer activity remained remarkably strong. Nanaimo recorded 51 pending sales and 51 completed sales this week. Even more impressive, 22 properties sold at or above asking price while 7 homes went under firm contract in less than two weeks.

That statistic alone tells an important story. Buyers may have more options, but they are still willing to act quickly when a property is priced correctly and presented well.

The sold market also reveals another important trend. While 29 homes sold below asking price, nearly 43% of sales achieved asking price or better, showing that demand remains healthy for well-positioned listings.

Price reductions continue to play a significant role in today's market. Forty-five sellers adjusted their prices this week. Of those, 16 properties are now listed below BC Assessment value.

One notable example is 7297 Aulds Road, which reduced from $1,399,900 to $1,299,000. With a BC Assessment of $1,784,000, the property is now listed approximately 27.2% below assessed value.

Another significant reduction occurred at 5378 Rutherford Road, dropping from $849,900 to $799,900. Compared to its $975,000 assessment, the property now sits nearly 18% below its assessed value.

The Best Buy of the Week goes to 713 Victoria Road.
