14 Days or 48 Days? The Two Speeds of Nanaimo Real Estate
Last week in Nanaimo, we saw two very different stories play out. On one hand, the average home took 48 days to sell. On the other, 12 lucky sellers went under firm contract in less than 14 days. What’s the difference? Strategy.
As your "Boots on the Ground" expert, I’m seeing a market that rewards realism and punishes "testing the waters." With 854 homes currently for sale, buyers are spoiled for choice, but they are gravitating toward the homes that offer immediate value.
By the Numbers (May 3rd – May 10th):
Active Inventory: 854 listings (the "High Choice" environment).
The New Arrivals: 101 listings, dominated by 77 Single Family Homes.
Pending Success: 39 homes went pending, with 16 of those hitting or exceeding their asking price.
The "Correction" in Action We are seeing properties like 125 Sand Piper Pl adjust their expectations to meet the market. Originally listed at $999,000, it’s now sitting at $924,000, landing it right at its BC Assessment value of $924,200. This is the "Market Correction" we’ve been talking about. Sellers are proactively adapting to the current interest rate environment to ensure they aren't the ones sitting for 100+ days.
The "Boots on the Ground" Advantage In a world of automated replies and Zillow estimates, you need someone who actually picks up the phone and knows the "sold" data inside and out. If you are a DIY seller or thinking of listing, don't fly blind. I can send you the exact sale prices of the 29 homes that closed last week. These numbers tell the real story of what buyers are willing to pay today.
Strategy Session Alert: I’m opening up my calendar for FREE 15-minute consultations this week. We’ll talk off-market properties and how to negotiate your way into a home that is priced under assessment.
