    • A total of 1,937 residential properties were sold, reflecting a 4.0% increase compared to Q3 2023.
    • The total sales value reached $1.4 billion, marking a 4.9% rise year-over-year.
  2. New Listings and Inventory:

    • 3,703 new listings entered the market in Q3, up 11.1% from last year.
    • Active listings in September 2024 climbed to 3,412, the highest level since 2015, representing a 62.5% year-over-year increase.
  3. Market Conditions:

    • Inventory levels improved, with 5.4 months of supply, indicating a balanced market.
    • Despite the increase, market activity remains steady, with sales representing 51% of new listings.
  4. Price Trends:

    • The benchmark price for single-family homes in the VIREB region was $777,600, a slight 0.1% increase from Q3 2023.
    • Nanaimo’s benchmark price for single-family homes was $810,800, with a modest 0.2% increase.
  5. Regional Insights:

    • Campbell River saw a notable 22.9% decline in single-family home sales but experienced a 2.7% increase in benchmark prices.
    • Parksville/Qualicum Beach and Comox Valley showed strong demand, with Parksville seeing a 50% increase in sales year-over-year for single-family homes.
