As of October 8, 2024, the Canadian government announced exciting changes to mortgage insurance rules that could make adding a secondary suite more accessible than ever. Starting January 15, 2025, homeowners can refinance their mortgages with insured products specifically designed for building additional units, such as basement suites or laneway homes. 

Here’s how it works:

- The refinancing option applies to homeowners who already live on the property and plan to add more fully self-contained units.

- Up to 90% loan-to-value financing will be available, making it easier to cover the costs of building your secondary suite.

- Importantly, the new units must be legal and cannot be used for short-term rentals, ensuring they contribute to long-term housing solutions.
