Big news for aspiring homeowners in Canada! Today, the federal government made one of the most game-changing announcements for the real estate market in decades. If you’ve been dreaming of owning a home but felt like it was out of reach, you’ll want to pay attention to these exciting new changes.
On September 16, 2024, Deputy Prime Minister Chrystia Freeland introduced mortgage reforms that could significantly alter the housing landscape, especially for first-time homebuyers. These changes are designed to make owning a home more affordable and accessible, particularly for Millennials and Gen Z—generations that have struggled the most in today’s housing market.
30-Year Amortizations for New Builds
The government is expanding 30-year insured mortgages for all first-time homebuyers and anyone purchasing a newly built home. This means lower monthly payments and more flexibility in your budget! Previously, only first-time homebuyers could access this benefit for new builds, but now it's open to anyone buying new properties, including condos.
Higher Insured Mortgage Cap
Starting December 15, 2024, the insured mortgage cap will increase from $1 million to $1.5 million. This reflects the realities of today’s housing market, particularly in cities like Toronto and Vancouver. The change means more buyers can qualify for insured mortgages with less than 20% down, putting homeownership within reach for more Canadians.
More Flexibility at Mortgage Renewal
Thanks to the Canadian Mortgage Charter, all insured mortgage holders can now switch lenders without undergoing another stress test at renewal. This move will foster more competition and help you secure the best mortgage rate without the headache of re-qualification.
Boosting Housing Supply
These mortgage reforms are part of the government’s ambitious plan to build nearly 4 million new homes, addressing the ongoing housing shortage. More homes on the market mean more options for buyers!
These new mortgage rules will especially benefit first-time homebuyers. With tools like the Tax-Free First Home Savings Account, which lets you save up to $40,000 for a down payment, and the increased Home Buyers’ Plan limit of $60,000, you’ll be better equipped to save and invest in your dream home.
For those of you navigating today’s tricky housing market, this is an exciting moment. With the Renters' Bill of Rights and Home Buyers' Bill of Rights also in the works, the government is working to ensure a fair, transparent housing market across Canada.
Ready to explore your options? Check out the full details of the reforms here and start planning your next steps toward homeownership today.
This is your moment. Don’t let it pass by! Whether you're a first-time buyer or simply looking to switch up your mortgage, these new reforms could be your ticket to a home of your own.
