What Buyers and Sellers Missed This Week in Nanaimo Real Estate Could Cost Them Thousands

Something interesting is happening in the Nanaimo housing market right now, and if you’re only watching headlines, you’re probably missing the real story.

At first glance, the market still looks active. Inventory continues growing, buyers are still writing offers, and homes are still selling every single week. But underneath the surface, the strategy behind buying and selling has changed dramatically over the last several months.

This week alone, Nanaimo reached 871 active listings, another increase compared to recent weeks. Buyers suddenly have more choices than they’ve had in a long time, and that changes how negotiations happen.

During the period from May 10th to May 17th, 99 new listings entered the market. The majority were single-family homes, but we also saw steady condo and townhome activity. While more inventory usually slows momentum, Nanaimo buyers are still moving aggressively on the right opportunities.

We saw 43 pending sales this week, with 16 properties selling at or above asking price. Even more impressive, 10 homes went under firm contract in less than two weeks. That tells us buyers are carefully watching for value and acting quickly when they find it.

But here’s the part most people are missing.

Out of 36 completed sales this week, 26 sold below asking price. Buyers are negotiating harder than they were a year ago, especially on properties that enter the market overpriced. Average days on market climbed to 52 days, showing that buyers are taking more time before committing.

This shift is creating a major separation in the market. Well-priced homes are selling quickly and sometimes attracting multiple offers. Overpriced homes are sitting longer and eventually reducing their prices.

This week, 46 sellers reduced their asking prices. More importantly, 16 of those properties are now priced below BC Assessment value. That is becoming one of the biggest trends in the Nanaimo market right now.

One standout example is 3824 Yellow Point Rd. Originally listed at $1,499,900, the property was reduced to $1,299,000 — approximately a 13.4% reduction. Compared to the BC Assessment value of $1,766,600, the home is now listed nearly 26.5% below assessment. Those kinds of adjustments immediately attract serious buyer attention.

Another notable reduction came from 229 Irwin St, which dropped from $629,000 to $549,000, roughly 12.7% lower than its original list price. With a BC Assessment around $645,000, the home now presents an interesting opportunity for first-time buyers and investors alike.

The “Best Buy” of the week belongs to 3586 Country Club Dr in Departure Bay, listed at $599,900 while assessed at $727,000, approximately 17.5% below assessment value. This well-loved 3-bed, 3-bath home in the Departure Bay neighbourhood, offered for the first time in over 30 years. Brimming with potential and ready for your ideas, this bright and spacious home is the perfect opportunity for buyers looking to add their own touch and create something truly special. The functional layout offers generous living spaces, large windows that fill the home with natural light, and plenty of room for a growing family. While the home could benefit from some TLC, the solid bones and unbeatable location make it an incredible investment opportunity.

These are the kinds of listings that often create the most interest because buyers recognize the long-term upside.

The reality is that Nanaimo’s market is becoming more data-driven every week. Buyers want proof of value. Sellers need accurate pricing strategies. And the gap between asking prices and actual sold prices matters more now than ever before.
